REGULATIONS
In the interest of properly maintaining Poinsettia Landings, the Board of Directors asks that
the following Rules and Regulations please be followed.
General:
(1) Every new Owner(s) and/or Renter(s) must complete an Application for Approval
of Purchase and/or Rental of Dwelling form to be approved by a Board member
and pay an Application Process fee paid of $100.
(2.) Every new Owner(s) and/or Renter(s) must meet with a Board member to review the
following Rules and Regulations, complete the Approval form and pay the required fee.
(3.) Cable and/or satellite TV. New owner(s) and/or Renter(s) are advised that the installation
of satellite dishes on the exterior of the condominium buildings is not permitted without
receiving the approval of the Poinsettia Landings Condominium Association, Inc. (PLCA).

areas it is not necessary to install individual satellite dishes for each unit receiving service.
Service can be provided to several units from one dish. If you are interested in having
satellite service installed please check with your provider for installation requirements and
request approval in writing from PLCA prior to installation. Satellite dishes are subject to
removal if proper authorization is not received.
(4.)No garbage cans, supplies, or other articles shall be placed on balconies or outside units,
nor shall any linens, cloths, clothing, curtains, rugs, mops or laundry of any kind, or other
articles, be shaken or hung from any such balconies or from any part of the Common
Elements or Association Property
(5.)To maintain the cleanliness of the condominium property, no unit owner or tenant shall
allow anything whatsoever to fall from the window, balcony or doors of his unit, nor shall he
sweep or throw therefrom any dirt or other substances upon the grounds.
(6.) No owner or tenant shall permit disturbing noise or unreasonably play any musical
instrument, radio, TV, audio device or amplifier in such a manner that disturbs other
residents. No owner or tenant shall conduct or permit any vocal or instrumental music
lessons at any time.
(8.) Do not make or alter any portion of the building exterior, railing, doors, windows or roof
without prior written consent of the Board
(9.) All owners must provide a key/combination for their unit to the board. The board must be
informed anytime there is a change of occupancy and keys/combination in any unit.
Laundry Room:
1. Place only proper laundry in washing machines and do not overload washing machines
with heavy items.
2. Clean the dryer lint trap when done and dispose of lint in trash receptacle only.
3. Remove your washed and dried items promptly from the machines.
4. Report any malfunctioning or broken machines to maintenance@poinsettialandings.com
5. Please respect your neighbours by closing the laundry room door gently and remember
to turn off the lights when finished.
8. Tidy up the laundry room when you are finished. Pickup and dispose of lint and
fabric softening sheets from the dryers.
Parking:
1. Parking only in “reserved” parking spot assigned to your numbered unit.
3. Unloading zones are for quick deliveries and not for guest parking.
4. Do not park moving trucks and/or vans in assigned parking spots. At the
pool area moving trucks should be parked along the north side.
at the Villas moving trucks should be parked along the swale. Moving trucks
or vans are not allowed on the property overnight.
5. No vehicles other than automobiles, and/or allowable motorcycles.
No work vehicles, delivery trucks, boats, storage units,recreational vehicles
or trailers are allowed on the property.
6. No vehicle which cannot operate on its own shall remain within
the Condominium property or Association Property for more than 24
hours.No vehicles shall be repaired within the Condominium Property,
except in emergencies.
No vehicle is to be washed on Condominium property.
Pets:
1. Please pick up after your pet.
2. Do not leave pet food outside.
3. Barking dog(s) need to be controlled. (Be thoughtful of your neighbour)
4. Do not feed stray animals
Pool:

4. Clean and cover gas grills after use.
5. Hours for the pool and grill area are from 7am - 11pm.
6. No children under the age of 16 are allowed in the pool area without
adult supervision.
RECYCLE INFORMATION

Garbage and Recycle Bins
Location of bins at the front (streetside or 1460) and rear (behind 1311) of property. One bin for trash and one bin for recycle items.
If you notice that a bin is full, please do not place your items on top of the lid or on the ground. Instead, check the bin at the other side of the property.
Garbage i picked up twice a week, in the mornings on Wednesday and Saturday. Recyclables are picked up on Friday morning.
